In 1989 our parent company CP Holdings formed a joint venture with the Sitwell Estate to redevelop an area of land located just 500m from Junction 30 of the M1 Motorway, which presented a challenging strategic development opportunity.
The 300-acre site included the former Barlborough Colliery and Opencast Coal Site and the route of the proposed Barlborough bypass passed through the site which was in part, zoned for industrial use and opencast coal extraction.
Once Bolsover District Council approved the scheme, CP Holdings passed the project to its subsidiary company Waystone Limited, who project managed and executed the scheme on behalf of the joint venture partners.
The initial masterplan proposed a mix of residential development with business and industry, with significant community benefits in the provision of new playing fields and the anticipated Barlborough by-pass together with a new local multi-use village hall in the heart of the old village. Over a period of twelve years the site saw the delivery of 470 new homes, over 80 acres of business and logistics development, a hotel, hospital, garden centre, neighbourhood retail centre and a golf course, all of which generated over 2500 jobs onsite.
